My aunt just received a letter stating that the home she has been renting is in default?

The letter stated that it was in a notice of default and election to sell deed of trust. She asked the owner about the status of the house. The owner rudely stated it was none of her business and she was going to give her a 60 day termination of vacancy anyway after she pay rent. Oh the landlord did reveal she has pay her mortgage since last year. My question is what is the owner motive for giving my aunt a notice to termination of vacancy. If she is giving the house to bank, why should she want my aunt to move? I think she is up to something crooked. Please advise if you can. Thanks
